Your First Meeting with the College Station Realtor: How To Prepare for Your Brazos Valley Listing Appointment

College Station home owners are proud of the place they call home.  A home is where the Seller has many memories and where they have the ability to  show off their preferences, likes and dislikes.  As a Realtor in College Station who looks at a property for the first time, I am always pleased with the amount of attention to detail a Bryan College Station homeowner puts forward to get their home ready to sell. 

Some realtors might suggest that a Seller needs to make major decorating or arranging changes before listing their home for sale.  I completely disagree with this action, and I rarely recommend a Seller make major changes to their property prior to listing it for sale on the Bryan College Station Multiple Listing Service.  If you think about it, the Seller and their personal likes and preferences choices are most likely going to be similar to that of the target buyer.

After all, the Seller was a Buyer once too when they purchased the home they are now selling.  For a Seller to make their listing appointment as productive as possible, it is important for them to have some information ready to provide the Listing Agent at the time of the listing appointent. Below, I have listed some questions the Realtor will want to know when they meet for the lisitng appontment:

Why are You Selling Your Home?

When would you like to Close and Moving?

Where will you go when you sell this property?

Have you Already Purchased another Property or Have You Found Another Home You Would Like to Buy?

What Selling Price are You Hoping For?

The Realtor will also like to know:

How Much Equity You currently have in your Home and what the numbers are from Your Most-Recent Loan Statement

What are the special Features You think Make Your Home unique and Competitive in the Current Market

What are things You Like About your Home

What are Your Utility Bills for the Past Year

You should also provide A List of Personal Property (items like the washer, dryer or refrigerator) that will or will not convey with the house when you sell it

Provide a copy of any documents (like old inspection reports or surveys) that explain the good condition of your personal Property.

Most Listing Agents will only offer one type of marketing program.  This program will primarily focus on placing your home in the MLS (Multiple Listing Service) and have another Real Estate agent sell it. This is not the type of Realtor that is going to effectively market and sell your home.

Listing the home for sale in the Bryan College Station MLS is just one marketing tool used to promote listings for sale. You will want a realtor who uses many seperate advertising and marketing tools to capture buyers and convert them to a sale.  Personally, I have over a dozen different marketing tools I use to market and advertise each one of my listings.  This way, I am able to capture my own home Buyers and convert them to a sale without relying on another agent to sell my listing. 

You also want a Realtor who is going to see the transaction through from point of contract to point of sale and make sure it closes.  You want a Realtor who can coordinate numerous service providers, handle federal and city disclosures, title companies, inspectors, lenders and correctly provide all the required documents.
